Residents of OPHOA who have more vehicles than inside parking spaces, may use guest parking only for the following reason(s);
1) When returning from work on an evening before street sweeping (Tuesdays & Wednesdays) if there is no parking available on the street.
Car must be moved to the street in a reasonable time period after the sweeper has past.
2) For short durations (no more than 1-2 hours) during the day, except weekends, when for example, coming home for lunch as some have done in the past.
Placards will be given to those visitors who will be utilizing guest parking for more that 2 hours and must be placed on the dashboard in plain site.
If you will have a visitor staying for more than three (3) consecutive days you will need to notify the Board of Directors.
Replacement placards are $20.00 if you lose yours. Vehicles without a parking placard will be immediately towed.
To get your Pass, go to the DOCUMENTS Page to download and fill out the Visitor Parking Pass Request Form.
Include your unit number and either email it to a Board Member or for those living on the premises print it and place it in a manila envelope by the Board Members Front Door.

Normal maintenance should consist of a periodical washing with a mild soap and water solution. Stiff broom and damp mop.
Planter boxes or flower pots should be moved every 2-3 months to allow deck system to completely dry. Planters that drain onto the deck surface may cause staining due to the natural salts inherent in earth. Self contained or internal drainage systems should be considered.
The use of "Astro-Turf" or carpet left for extended periods of time, is not recommended. Never glue Turf or Carpet.
Patio furniture, chairs and tables, should have 2" coasters at leg ends to prevent denting the finished surface.
For best results, reseal every 2-3 years.
The deck surface must be washed with a mild detergent and water.
Take care to scrub all greasy or oily spots. Rinse thoroughly with plenty of water and allow to dry.
The colorseal is applied by using a 1/2" Nap Roller and Standard Brush.
Use the sealer as supplied in containers. Stir or agitate prior to use.
Apply one or two coats as surface traffic dictates. Allow sealer to dry completely between coats.
Wash up with warm soapy water.

Because of how the plumbing was originally done, and the budget, no isolation for each stack is particularly perfect.
Please give as much notice as possible.

A. A SHUTOFF TIME OF APPROXIMATELY 2-3 HOURS SEEMS TO BE THE NORM. USUALLY BETWEEN 10 & 1, 11 & 2 OR 1 & 4.

A. GENERALLY JUST THE 2 UNITS ABOVE AND/OR BELOW YOU.
Q. And what is the protocol for giving advance notice to the people who will be affected?
A. POSTING A NOTICE ON THE BULLETIN BOARD & IN THE ELEVATOR 2 OR 3 DAYS IN ADVANCE.

Meters are located at the Northeast corner of the Property.
Wrenches are chained to each group of meters.
If you want to learn how to turn off the Gas, ask someone who knows.
If the alarm sounds, or in case of an emergency, please exit if you feel it is safe to do so.
In case of an earthquake be careful of potential breaking glass.
Do not use the elevator. Use the stairs only.
Exit the front door if possible and meet on the sidewalk at the north or south corner of the building.
If you are in the garage, exit the door to the street.

Once a month, please fill both kitchen sinks to the top with hot water and drain simultaneously.
This can help clear the pipes and avoid drainage difficulties.
Try to avoid pouring grease down the drains or using any Drano type products.

When you need to keep the Garage Door open for an extended period of time, flip the switch on the north side of the Door Rail while the door is UP. Keep an eye out for uninvited guests.
And don't forget to flip it back when you are done. It will lower in 25-20 seconds.
