Guest Parking Spaces

Residents of OPHOA who have more vehicles than inside parking spaces, may use guest parking only for the following reason(s);

1) When returning from work on an evening before street sweeping (Tuesdays & Wednesdays) if there is no parking available on the street.
Car must be moved to the street in a reasonable time period after the sweeper has past.

2) For short durations during the day, except weekends, when for example, coming home for lunch as some have done in the past.

Placards will be given to those visitors who will be utilizing guest parking and must be placed on the dashboard in plain site.
If you will have a visitor staying for more than three (3) consecutive days you will need to notify the Board of Directors.
To get a replacement parking pass , please e-mail the board of directors. Vehicles without a parking placard will be immediately towed.

Garage Plumbing & Cut-Offs

The new cut-offs in the Garage have been labeled.
You will still need to give notice to your neighbors when you need to turn off the water.

HERE is a Matrix of what Valve you will need for each fixture(s).

HERE is a List of what each Valve does, so you can notify your Neighbors properly.

The Legend is also available in the Garage, just to your right as you exit the Elevator Room.
Because of how the plumbing was originally done, and the budget, no isolation for each stack is particularly perfect.
Please give as much notice as possible.
If you find an error, PLEASE CONTACT a Board Member with the error or correction.
You will need a step ladder to turn off/on the Valves. 

Q & A

Q. We'll need to turn off the water. I'm not sure of the timings, but it will be within business hours.
A. A SHUTOFF TIME OF APPROXIMATELY 2-3 HOURS SEEMS TO BE THE NORM. USUALLY BETWEEN 10 & 1, 11 & 2 OR 1 & 4.

Q. Where do we turn off the water?
A. IN THE GARAGE.

Q. How many units will be affected?
A. GENERALLY JUST THE 2 UNITS ABOVE AND/OR BELOW YOU.

Q. And what is the protocol for giving advance notice to the people who will be affected?
A. POSTING A NOTICE ON THE BULLETIN BOARD & IN THE ELEVATOR 2 OR 3 DAYS IN ADVANCE.

Gas Meters

For Units *05, *06, & *07
Meters are located at the Southeast corner of the Property.

For Units *01, *02, *03 & *04
Meters are located at the Northeast corner of the Property.

Wrenches are chained to each group of meters.
If you want to learn how to turn off the Gas, ask someone who knows.

OPHOA Evacuation

If the alarm sounds, or in case of an emergency, please exit if you feel it is safe to do so.
In case of an earthquake be careful of potential breaking glass.
Do not use the elevator. Use the stairs only.
Exit the front door if possible and meet on the sidewalk at the north or south corner of the building.
If you are in the garage, exit the door to the street.

To discontinue mail advertisement delivery on Tuesdays & Thursdays
you can send a written request to:

Sinks

Once a month, please fill both kitchen sinks to the top with hot water and drain simultaneously.
This can help clear the pipes and avoid drainage difficulties.
Do not pour grease down the drains or using any Drano type products.

Garage Door Switch

When you need to keep the Garage Door open for an extended period of time, flip the switch on the north side of the Door Rail while the door is UP. Keep an eye out for uninvited guests.

And don't forget to flip it back when you are done. It will lower in 25-20 seconds.

Deliveries

When having a delivery by Hand Truck, please direct them through the Garage.
This keeps our Steps out front from being damaged.

Grocery Carts

Please return your cart to the garage as soon as practical.

Telephone, FIOS and Cable TV

Access is in the room at the bottom of the North stairs next to the trash room. Additional Cable TV Wiring next to Electrical Boxes.

Electrical Boxes

Access is behind the large green doors at the Southwest corner of the Property.
Wash up with warm soapy water.

Regular HVAC Service

Change filters in furnace & a/c units every 90 days.
Batteries in the smoke detectors as needed.
